Supported living

Property support for the providers who support others

Overview

Supported living providers run on tight budgets and tighter routines. We take care of the building so your team can concentrate on the people in it, with visits agreed in advance, tidy work and a clear note of what was done.

What matters

  1. Disruption to residents

Noise, strangers and changed routines matter. We agree times and access with your team and keep visits short and predictable.

  2. Many small jobs

Supported living homes generate a steady list of small repairs. We clear them on a regular visit instead of one call-out at a time.

  3. Accountability

Funders and inspectors ask for records. We give you written notes, photos and certificates in one place.

  • Door, lock and window repairs
  • Minor plumbing and electrical faults, with qualified engineers brought in where the work requires it

  • Painting and decorating of bedrooms and communal areas
  • Garden and external upkeep
  • Regular site visits with a short written note to the provider

Planned and preventative maintenance

Most expensive repairs start as small, ignored faults. A blocked gutter becomes damp, a failed seal becomes rot. We inspect your properties on a schedule, keep a priority list of what needs doing, and carry out the work in a planned order.

  • Scheduled property inspections
  • Gutter, fascia and roof edge checks
  • Sealant and weatherproofing
  • Door, window and ironmongery servicing
  • Seasonal checks before winter
  • A maintenance plan with a ranked list of works
  • Condition notes with photos
  • Coordination of specialist servicing

Reactive repairs and emergency call-outs

When something fails, the first job is to make the property safe and secure, and the second is to fix it properly. Call us and we will tell you what we can do and when, then keep you updated until the job is closed.

  • Door and lock failures, and securing the property
  • Water leaks and isolating the source
  • Storm and break-in damage, with temporary boarding
  • Blocked drains and overflows, through specialists where needed
  • Electrical faults made safe by qualified electricians
  • Heating and hot water faults, through qualified engineers
  • Roof and gutter leaks
  • A follow-up visit for the permanent repair

  • Clearance and deep clean coordination
  • Repairs, making good and joinery
  • Painting and decorating throughout
  • Flooring and fittings replacement

  • Wallpapering and lining
  • Wall preparation, filling and plaster repair
  • Doors, skirting and woodwork
  • Durable finishes for communal areas

  • Weeding, clearing and seasonal tidy-ups
  • Fence and gate repairs
  • Path, patio and driveway repairs

Compliance and safety checks

Landlords and providers carry legal duties on gas, electrical, fire and water safety. We coordinate the checks through registered contractors, keep a calendar of when each is due, and carry out the repairs that come out of the inspection reports.

  • Coordination of gas safety and electrical condition checks
  • Fire alarm and emergency lighting checks, arranged through specialists
  • Legionella risk assessment coordination
  • Smoke and carbon monoxide alarm checks
  • Remedial works from inspection reports
  • A compliance calendar showing when each check is due
  • Certificates stored and shared with you
  • Fire door adjustments and repairs
